Pre-acquisition walk

We walk the property with you (or with your agent on FaceTime) and give you a paint budget number you can drop into underwriting. Free, fast, and we're straight about it.

Close + day-one mobilize

The day you close, we mobilize. No "we'll get to you next week." Your two-week clock is too important.

Prep + prime + paint, in order

Mask, prep, prime, paint — walls, ceilings, trim, doors. Cabinets if you're doing them. Exterior in parallel. Daily site cleanup.

Listing-date hand-off

We coordinate with your photographer and stager. House is ready when the camera shows up.

How fast can you turn a flip?

For a single-family interior repaint, we typically deliver listing-ready in 7–14 days from contract. Exterior adds 3–5 days. Multi-unit and larger turns scale predictably — ask us for a project-specific timeline.

Do you do portfolio / volume pricing?

Yes. If you flip three or more properties a year, or run a multi-unit rental portfolio, we'll build a portfolio rate sheet — predictable per-square-foot pricing, predictable lead times. Most of our biggest investor relationships started with a single flip.

Can you coordinate with my listing agent?

Always. We sync with listing agents, photographers, and stagers to hit the listing date. Our foreman handles the calls — you don't.

What product do you spec for flips?

For flips we spec mid-tier washable interior latex (typically Sherwin-Williams ProClassic or Benjamin Moore Regal) — it photographs well, holds up to showings, and stays in the budget. We don't cut corners on prep — that's where flip paint fails.

Can you refinish cabinets on a flip?

Yes — and it's one of the highest-ROI moves on a flip. A spray-finished cabinet refinish reads as new cabinetry for a fraction of the cost. Typically 5–7 days, sequenced so it doesn't hold up the rest of the paint scope.

Will you walk a property before we close?

Happy to walk pre-acquisition for serious investors. We can scope the paint budget so you can put a real number in your underwriting model. We don't charge for the walk-through.
