What GCs ask before sending us plans.

Are you a trade partner or a sub I have to babysit?

Trade partner. We bid clean, our foreman runs the crew daily, we coordinate with your super, and we document scope changes before doing them. You shouldn't need to chase us.

Do you bid off plans or do you need a walk?

Both. For commercial TIs and multi-family we bid off plans and a single site walk — typically inside one week of receiving plans. For residential remodels we usually do a site walk.

What painting scope do you cover?

Interior (walls, ceilings, trim, doors, cabinetry), exterior (stucco, wood siding, fascia, metal), and cabinet refinishing as a stand-alone or bundled scope. C-33 painting only — we coordinate with your drywall sub but we don't hang board.

How big a project can you take?

We routinely run multi-unit and 12,000+ sf TI scopes. We'll scale crews to schedule and we'll be honest if a project is bigger than the right fit. We'd rather pass than miss your date.

How do you handle change orders?

Documented before work, priced before signed. No surprise invoices at closeout. Our supers have written authority on small COs; bigger COs go to the office same-day.

What about payment terms?

Standard 30 day on commercial contracts, progress billing on multi-month projects. We're flexible for repeat GCs.
